NIWOT MASTER & GUEST BATHROOM REMODELING

FEATURED MASTER BATH

Modern Homestead, is a leading remodeling contractor, and proud to service Niwot. Not only do we love what we do, but we love where we do it.   All of us take great pride in serving homeowners across the area.
A well-designed bathroom can create the perfect touch in a home. The bathroom should make you feel as if you have stepped into a private getaway. The layout, materials, and fixtures should reflect the true meaning of a restroom. Here we showcase a Bathroom Remodeling project for one of your Niwot neighbors.  Come along for a tour to see how working with Modern Homestead created a new master bath that was reconfigured to open up the space. With a modern freestanding tub, floating, shelves and faucets directly integrated into the wall, the new layout provides a feeling of openness.

STYLISH MODERN LOOK

Here you can see the level of detail that went into making this room that is also modern and minimalist.  The new modern door to the space allows light from the bedroom to shine into the bathroom, providing an abundance of natural light.  Upon entry that is met with a minimalist contemporary look of the undermount white sinks with single hole faucets.

As we turn to the other side we show a good view of the back wall that you see as soon as you step into the room. This gives a great sense of the clean modern lines of the space.

Before to After

While we prefer to just show our work, we will show an comparison of how the area looked before our arrival and the remodeled bathroom today.  There is such a contrast in style, color and materials.  The rest of this page will be dedicated to sharing the finished project.  While the original master bathroom had ample space, the layout wasted a tremendous amount of space. both the L shaped vanities and the platform surrounding the tub consumed a lot the room and added no functional value.  The shower and tub space was sectioned off in to 3 distinct rooms: the vanities and tub, the shower room, and the toilet room. To make the new design work, we'd have to reformat the space completely.

Here's a view of the original vanity in the guest bath. It is too large for the small footprint of the room and has a good deal of wasted space. The sinks are worn and dated as are the faucets. The countertop is a sort of laminate that is beginning to peel away.  Notice the dated tile in the shower as well as the linoleum flooring, the worn tub and the wearing plumbing fixtures.

OPENESS AND CLASSY THROUGHOUT

Here's a view of the original vanity in the guest bath. It is too large for the small footprint of the room and has a good deal of wasted space. The sinks are worn and dated as are the faucets. The countertop is a sort of laminate that is beginning to peel away.  Notice the dated tile in the shower as well as the linoleum flooring, the worn tub and the wearing plumbing fixtures.

The herringbone pattern of the wood grain floor tile provides a warm feeling of depth and texture to the room.

The tub has wonderful natural light from the windows.  Notice the integrated heated towel rack that is a joy in winter.

PAYING ATTENTION TO DETAILS

The light fixtures and mirrors beautifully complement the cabinet pulls and provide a wonderful contrast to the warm floors.  The new custom vanity provides ample space while leaving plenty of room to open up the space. The old vanities were bulky, inefficient, and carved up the room. These provide the same functionality with a much more visually appealing and practical layout. We used custom cabinetry to fit the space and provide the type and size of storage that suited the homeowners taste. This also allowed us to produce exactly the right stain that complemented both the white quartz countertop and the warm wood grain tile.

How We Work

As with all of our projects, our work began well before the start of construction. After identifying our client’s specific goals for the project, we worked with our architects, engineers, and designers to produce a full design plan. Below are a few excerpts from our plans for this project. Please review our How We Work page to learn more about our simple five-stage design-build process for making your dream home a reality.
This shows the existing and proposed floor plan. As you can see from the demo plan, we removed a wall in the master bathroom to open up the space.   The second image is a detailed elevation plan of the Master Bathroom.  You can clearly compared them to the finish project to see the level of detailed planning. We produce these on every project to provide very clear visual guidance to our clients and our project managers and trade experts working on site.

SIMILAR TRANSITION WITH THE GUEST BATH

As in the master bath remodel, we created a custom cabinet design that accommodated the children’s storage needs. We used the same plumbing fixtures, mirror style and lighting as the master bath to bring consistency across both bathrooms.

We installed a showerhead that has adjustable height and also doubles as a shower wand to make the best use of the space. The tile has a three dimensional effect to bring depth to the space. The huge shower niche can accommodate all the kids soaps and shampoos.

You can see how we completely transformed the space. While we working within the same small footprint, we were able to bring depth to the space using complementary colors and textures.

SPACIOUS, FUNCTIONAL AND SIMPLY BEAUTIFUL

We hope you enjoyed this story and look forward to working with you on your bathroom remodeling project too.
