Kenwood Drive Remodel: From Hidden Hazards to a Clean, Modern Home
Every great remodel starts with a vision — but often, it’s the unseen challenges that shape the final result. The transformation of this home on Kenwood Drive is a perfect example. While the finished product now boasts bright, open spaces and modern design, the path to get there was far from simple.
This project tested every aspect of our expertise, from managing hazardous materials to repairing structural damage — all while maintaining a commitment to delivering a high-end, clean, and timeless home. Here’s a closer look at the story behind the scenes.

Uncovering the Unexpected: Asbestos Throughout the Interior
The first major hurdle came immediately upon taking on this project as we discovered the sheetrock, along with several layers of the flooring (under carpet) contained asbestos.
Asbestos poses serious health risks if disturbed and must be handled with extreme care. This discovery forced us to strip the entire interior down to the studs, including all walls, ceilings, insulation, flooring, and trim.
Working with a certified abatement team, we removed all hazardous materials in full compliance with environmental safety standards. This process was labor-intensive and added time to our project schedule, but it was a necessary step to ensure the home would be safe, healthy, and future-proof.
Though a setback, this clean slate allowed us to rebuild with intention and bring every system — from insulation to HVAC — up to modern standards.

Water Damage and Structural Repair in the Kitchen
As we moved into the kitchen, we encountered another major issue: the subfloor was soft and unstable underfoot. Investigation revealed a long-term water leak, likely from a poor waterproofing job on the exterior, that had gone unnoticed for years.
The moisture had caused extensive rot to the subfloor and supporting joists, making it unsafe and unsuitable for installing new cabinetry or flooring. We quickly shifted gears, removed the damaged materials, thoroughly dried the area, and rebuilt the floor from the ground up using new joists and high-grade plywood.
Not only did this step make the space structurally sound, but it also gave us the opportunity to future-proof the area against similar damage by installing proper water barriers and updated plumbing connections.
Rebuilding Right: Modern Systems and Clean Lines
Once the asbestos was removed and the structural repairs completed, we turned our attention to the rebuild. This was more than just putting things back together — it was about designing a home that felt refreshed, modern, and clean.
We started by:
- Upgrading insulation for better energy efficienc
- Rewiring outdated electrical systems
- Removing baseboard heaters and replacing them with more efficient, discreet heating solutions
- Preparing the home for the installation of modern lighting and finishes
With these critical foundations in place, we were ready to bring the design vision to life.

The Design Transformation: Warmth, Light, and Simplicity
After all the behind-the-walls work was complete, it was time to focus on what the eye sees — and this is where the Kenwood Drive home truly began to shine.
White Oak Hardwood Floors: A Foundation of Natural Beauty
We installed white oak hardwood flooring throughout the home, setting the tone for the modern yet warm aesthetic. White oak is not only durable and timeless but also has a light, neutral tone that enhances the brightness of each room.
Replacing the mix of carpet and vinyl with continuous hardwood brought cohesiveness and sophistication to the home. The soft grain and natural warmth of the wood perfectly balance the clean lines of the remodel, creating a space that feels both grounded and elevated.
Smooth Walls and Refined Trim
Gone are the dated textured walls and bulky trim. We replaced them with smooth drywall finishes, which reflect light beautifully and contribute to the clean, contemporary vibe. The new trim and baseboards were kept simple and crisp — allowing the natural materials and architectural features to take center stage.
These small details make a big difference in how a space feels. Together, they help the home feel airy, uncluttered, and thoughtfully designed.
Reimagining Light: Expanded Black-Framed Windows
One of the most impactful upgrades was the installation of expanded black-framed windows. These not only modernize the exterior aesthetic but also dramatically improve the amount of natural light inside the home.
The original windows were smaller and less efficient. By enlarging them and opting for slim black frames, we created a striking contrast against the white walls and enhanced the views of the surrounding greenery. The windows now act as picture frames to the outdoors — bringing the natural environment into the living space.
We also added matching black-framed glass doors, further connecting the indoor and outdoor spaces and reinforcing a sense of continuity throughout the design.

Recessed Lighting: Clean Ceilings, Balanced Light
We replaced old, outdated light fixtures with recessed LED lighting throughout the home. This decision helped us achieve two important goals:
- Visually clean ceilings free from bulky fixtures
- Even, efficient lighting throughout the living areas and kitchen
The new lighting not only supports the clean, minimalist aesthetic but also highlights the materials and textures within the home — especially the smooth walls and white oak floors.
